These terms cover this website, the guides and quiz results I provide, and my text messaging program. By using the site or opting in to messages, you agree to them. The short version: I only contact you because you asked me to, you can stop at any time, and nothing here is legal, lending, or tax advice.

SMS program terms
Program description. When you opt in, Will Kranefuss sends text messages related to your home buying request: your buyer quiz results link, delivery of the Colorado Grant Guide and Buyer Roadmap you requested, confirmations and reminders for a call you booked, replies to your questions, and occasional helpful home buying information such as down payment assistance programs and pre-approval tips. Some messages, like reminders and follow-ups, are sent automatically.
How you opt in. By answering “Yes, text and call me” on my buyer quiz (a Facebook or Instagram form), or by checking the consent box when you book a call on this website. Consent to receive texts is not a condition of buying or selling a home with me or of receiving any guide.
How to opt out. Reply STOP to any message at any time. You will receive one final message confirming you have been unsubscribed, and no further texts. You can also opt out by emailing [email protected].
Help and support. Reply HELP to any message, call or text (720) 650-0617, or email [email protected].
Frequency. Message frequency varies. Typically a few messages in the first week after you opt in, then about weekly to monthly, plus reminders around any call you book.
Cost. Message and data rates may apply. Check with your wireless carrier for details of your plan.
Carriers. Wireless carriers are not liable for delayed or undelivered messages. Supported carriers include all major U.S. carriers.
Age. You must be 18 or older to opt in to text messages.
Privacy. How I collect, use, and protect your information, including that your phone number and consent are never shared with third parties for marketing, is in my Privacy Policy.
Phone calls
If you opt in, I may call you about your request. These are personal calls from me, not automated or prerecorded calls. Tell me during a call, or contact me any time, and I will stop calling.
Guides, quiz results, and information on this site
The Grant Guide, Buyer Roadmap, quiz results, and everything else on this site are general educational information about buying a home in Colorado. Program details, eligibility rules, rates, and limits change, and I do my best to keep things current, but you should confirm any program directly with the lender or agency that runs it before relying on it.
Nothing here is legal, tax, lending, or financial advice, and I am not a lender. Quiz results are based only on the answers you gave and are not a pre-approval, a guarantee of financing, or a promise of any outcome.
Using this site
You may use this site and the guides for your own personal, non-commercial use. Please don’t copy, resell, or redistribute the guides or page content without asking me first. I may change or take down any part of the site at any time.
Limitation of liability
The site, guides, and messages are provided as is. To the extent allowed by Colorado law, I am not liable for any loss arising from your use of the site, the guides, or the information in them, or from delayed or undelivered messages.
